Arrival and Departure & Room
When are our rooms ready for occupancy?
On the day of arrival, the holiday apartments are ready for occupancy from 14:00.
By what time must the check-out take place?
On the day of departure, the room must be vacated by 10 am.
Is there a pick-up service?
We can pick you up at the train station or bus stop.
What are the road conditions like in winter?
In winter, the roads are cleared very well. Nevertheless, winter equipment is compulsory.
Are pets allowed?
Pets are unfortunately not allowed in our holiday flats. We ask for your understanding.
Is the water of drinking quality?
The farm is fed with water from the farm’s own Canalhof mountain spring. Mountain spring water of the highest drinking water quality flows from all taps.

– Prices per night for two persons
– For each additional person we charge 20 € per night
– Children up to 3 years free of charge

Prices
The prices are per night and flat for 2 persons for a minimum stay of 3 nights. For less than 3 nights stay we charge a one-time amount. For each additional person we charge 20 € per night.
Children up to 2.99 years stay with us free of charge.
In addition, there is a fixed local tax of 1.65 per person (from 14 years) and day.
The price includes the provision of bed linen, towels and bath towels as well as electricity, heating and the final cleaning. The sauna is also included. We are happy to provide children’s equipment (cot, high chair) on request. On request, personal clothing can be cleaned for a fee.
At the farm, only cash payment or payment by card is possible. You are also welcome to transfer the balance in advance.
Local tax
The local tax will be introduced in South Tyrol on 1 January 2014. The revenue from the local tax will be used for the expansion and maintenance of infrastructures and services, as well as for the organisation of cultural and sporting events. The local tax is levied per guest and overnight stay by the accommodation establishments. The amount of this municipal tax depends on the category of the establishment. Children and adolescents under 14 years of age are and are shown separately on the bill.
The local tax is currently € 1.65 per person and night.

Payment
At the farm, only cash payment or payment by card is possible.

Sending an offer
Sending an offer is always free of charge and non-binding. Please note that simply sending an offer does not block the respective accommodation for you and it remains bookable for others. Please inform us in good time if you would like us to block an accommodation for you.
Booking
Please note: The booking becomes binding when a deposit is paid (booking guarantee) and the booking confirmation is sent.
The booking security amounts to 25% of the booking value, min. 50,00€ and max. 250,00€.
The deposit will not be refunded in case of cancellation. The following cancellation conditions also apply.
Special cancellation conditions "Corona"
Due to the special situation, we have adapted our cancellation conditions for you. This is to allow you carefree booking and also flexibility. If one of the following cases occurs, you can cancel your holiday free of charge up to one day before arrival:
- Quarantine ordered by the authorities
- General entry ban (e.g. border closure)
- Travel warning
- Positive Covid 19 test of the arriving persons
In this case, the booking security already paid will either be refunded as a voucher or transferred back on request. In all other cases, the general cancellation conditions apply. For bookings via Airbnb or booking.com, the cancellation conditions of the respective booking portal apply.
General Cancellation Conditions
In terms of the Consumer Protection Code, you are unfortunately not entitled to a right of withdrawal. Nevertheless, we offer you a right of withdrawal under the following cancellation conditions within the meaning of Art. 1382 ZGB:
In the event of a booking cancellation, the deposit will be retained.
In case of cancellation by the guest between 3 months before the agreed date of arrival and the date of arrival, the guest is obliged to pay the following cancellation fees:
Cancellation no later than 1 month before departure: 40% of the booking value.
Cancellation between 1 month to 1 week before departure: 70% of the booking value.
Cancellation less than 1 week before departure: 90% of the agreed total price.
In case of non-appearance of the guest (“no show”) or in case of early departure of the guest, the full amount of the fee for the entire booking period is owed.
Please inform us in good time if you are unable to start your holiday.
